Help You Get Pre-Qualified . . . This step will show you how much you can afford. This is accomplished by speaking with your financial institution or I have a number of contacts to refer you to so you can get the best rate possible and establish what purchase price you can afford and what monthly payments you will be most comfortable with. "Knowledge is Power!" Loads of invaluable information . . . I have assembled a "Buyer Package" that I will provide you with to assist you in your education and help navigate you around the whole buying process. The best purchasing decision you can make is an informed decision. It is important to realize that buying a home is a process over time and should not be a hurried event in time. The more time and effort you spend in the planning stages, the easier and more effective your search will be resulting ultimately in the best possible purchase. Buying a home does not have to be complicated and intimidating - that's why I like to begin with assisting you to acquaint yourself with the overall process, planning & preparation. Once you have the knowledge - you can then relax and enjoy the journey as the destination is very worthwhile. Determine Your Wants and Needs . . .  This is the single most important step. I will meet with you personally and by asking you a series of questions and really listening to you - I will establish what you are looking for. My goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet your needs. I will explain "Buyer Agency" to you so you can make an informed decision & throughout the buying process I will maintain your confidentiality and represent your best interests. (Read all about "Buyer Agency" - explained in the column to the right & at the bottom of this page. Home Shopping . . . I will use every available method to locate a property that matches your search parameters. This will include properties listed with my office, offered by other real estate companies through the Toronto Real Estate Board, as well as unlisted properties. I will disclose all known facts about the property that are likely to affect your decision. When I find the home that meets your criteria, I will assist you in writing an offer and act as a liason between you and the seller & negotiating the best possible price on your behalf - as your agent! I will advise you of the various professionals you will need to assist you in making your home buying process a positive experience & I will stay in touch with you to assist you up to and after closing!
